Get the highest selling price for a Victoria home
Are we in a “seller’s market” or a “buyer’s market”? During the summer of 2022, the market suddenly flipped to a buyer’s market. In any market, with the right strategies, you can still get the highest selling price for your Victoria home. [1] Susan and her partner needed a quick sale— and they had to get every bit of profit out of their Victoria home. So they hired Tom Hopper from Re/MAX Generation. She says Tom’s expertise got them the highest selling price. He also saved them a lot of stress, and helped them succeed as buyers, too.
Tom pulled off a lucrative sale so they could successfully purchase their next home. “We’re extremely grateful for his guidance,” Susan says. “Selling a home is emotional. Tom provided guidance when needed, and stood back when it wasn’t needed. And our selling price was the top end of what we expected.”
Get the highest selling price— in a buyer’s market
“Tom helped us to make the process efficient,” Susan says. She knew she could trust Tom, with his engineering background, to be professional, detail-focused, and accurate with the paperwork, even when things had to be done at high speed. “People can make mistakes in documents,” she says. “But that didn’t happen. Tom just did his job— very well.”
In any home sale, there is always potential for unexpected hiccups and complications. These issues could potentially derail a transaction, and cost thousands. For this reason, a professional, licensed REALTOR® is well worth it, Susan advises, to successfully navigate any issues that arise. Tom Hopper will ensure everything goes smoothly with your sale. You can be confident you, too, will get the highest price— with the lowest amount of stress.
Selling your Victoria home? Then you’re a buyer, too
Hiring a professional licensed REALTOR® to advise and guide you is a smart way to get the highest selling price on your property. Once you sell, if you want to stay in Victoria, the script flips, and you’re suddenly a buyer! [2]
Perhaps you discover the perfect, “right-size” property listed for sale. Next, you put in an offer. Then, you have to sell your current home— quickly. In fact, your offer to purchase is likely contingent on the sale of your current home. In a shifting market, you’d be smart to have a persuasive advocate as a buyer. You’ll also need a savvy marketing expert to get your home sold quickly. Working with Tom Hopper, you get both.
Tom’s efficiency “made the difference” in successful home purchase
Susan says Tom’s efficiency “made the difference.” His wise advice and speedy action got their home sold very quickly, for a higher price than they expected. Then, it was possible for them to successfully purchase their “right-size” dream home. At times, Susan says, “we were on pins and needles” as their bid to purchase was considered. They desperately needed a quick sale on their own place— in order to remove the condition on their offer to buy. “Tom was always calm… but always warm and kind. It’s a good combination,” she adds.
“Tom made the whole process fast enough that we could take all the conditions off our offer. In my opinion, that made the difference,” Susan explains.
Expert tips: stage your home to get the highest price
Tom Hopper has bought, improved, staged, and sold many homes— at an impressive profit. He’s an expert at showing properties for sale, and knows exactly what buyers find irresistible. With his excellent advice, your home can have that “magazine look,” and bidders will get excited. In turn, this means the highest selling price.
“Tom made sure we did a good job preparing and staging for the open house,” Susan recalls. “He helped us show what it is going to be like to live there.” Tom advised them to do little things they had “never heard of before.” And if he saw anything that would detract from people feeling at home, “he gave us guidance to make sure it was the best possible presentation.”
Take Tom’s advice to get the highest selling price
Tom Hopper’s clients all hear exactly what he thinks will help them get the highest selling price for their Victoria home. And if clients don’t take his advice, he’s ok with that. “This works if you listen to me, and it also works if you don’t listen to me. It just works better if you do listen to me,” Tom says in his easy-going, no-nonsense way. “I do this every day, day after day, working with buyers and sellers. I can tell you what makes buyers say, ‘Wow! This is cool!’ And you want as much of that as possible.”
Make space— for the new buyer’s vision
“You really do want it to look like a show home,” Tom advises. “If you watch HGTV, you need to make it look as if you were expecting company for a dinner party. Everything’s clean, hung up, you’re really ready to host. The table is set, and it looks festive and welcoming.”
And, Tom says, the home needs to have as little clutter as possible. Sometimes, this means packing up many of your personal items and putting them in storage. Then, when buyers come in, “They can imagine putting their own stuff on the mantle,” Tom says. Ultimately, extra clutter can cost you thousands of dollars. [3] This could keep you from getting the highest selling price on your Victoria home.
Tom made moving “as easy as possible”
“It’s all part of my job, to think about the stuff sellers haven’t thought about yet,” Tom explains. “When you’re selling, things can be stressful, and you’re not thinking of the small details. So I remind them: ‘You bought a new house— but you’re not done. Here’s what you need to do next.’” Tom gives each seller a detailed list, along with a helpful timeline. “If you’re moving on July 15, you need to book the moving truck on April 29. These are all things you’re going to think about eventually. I’m just going to get you to think about them now.”
Susan was relieved that Tom kept track of all those details. “He facilitated the moving company,” she says, and recommended a contractor to help with “things we needed to change and adjust in our new place.” Susan says Tom made everything about their move “as easy as possible.” His personality was a big part, she says. “Tom is just an all-around congenial guy. One of those people who is friendly, but also very effective. You don’t always get that combination.”
